A home check-up is intended to protect and maintain your investment. In the case of older homes, a home check-up will alert you to unnoticed deterioration that occurs behind walls, between ceilings and floors, in the attic, crawlspace, or other areas that you may not have easy access to. Unfortunately, in some cases, by the time hidden issues become apparent to the home owner, the cost for repairs can become significant if your investment is not maintained.
Natural Aging or Emergencies
Even the most sturdy construction is affected by time, age, weather, erosion and many other factors. Certain structures and systems in your home last longer than others. Regular maintenance may be different for some aspects of your home compared to others. Severe storm damage, natural erosion, or normal breakdown of structural materials could make a home inspection beneficial.
Changing Construction Methods
Home inspectors know not only how homes should be constructed, they also have knowledge of how homes used to be constructed. The standard building practices of fifty years ago are not necessarily the standard building practices of today. We can make you aware of any potential issues caused by changes in modern construction as well as known problems with previous building standards.
Find Out Before It’s Too Late
A visual inspection of the house inside and outside will be completed with the home owner. You will be made aware of any noticeable or abnormal changes in a structure or system. We will make you aware of anything that could potentially cause a problem in the immediate or near future. We will inform you of items that should be repaired/replaced, as well as items that may not necessarily be a problem now, but that could be of concern later.
You will be given a list consisting of:
- Immediate home repair / replacement objectives
- Future repair /replacement suggestions
- A regular home maintenance checklist
- A schedule of when to perform certain maintenance items
- A list of concerns/observations specific to your home
